Terms & conditions

1. If the guidelines above are not followed, guests will be asked to leave without a refund.

2. We have a strict “no refund” policy so you will not receive a refund if you cancel, disobey the guidelines, terms and conditions, or for any other reasons.

3. A deposit of $500.00 is required at the time of booking and will be refunded within 7 days depending on your bank, if no damage is found. If damage is found, the deposit will be used to cover the costs and any difference will be refunded to you. If the damage exceeds the deposit amount, then you will be required to pay the additional charges to cover the repairs or replacement.

4. A cleaning fee of $100.00 will be charged for each stay or each cleaning service during longer stays. If you fail to clean up per our check-out instructions or the place is trashed, then the cleaning fee will be doubled and taken out of your deposit.

5. If we find there was smoking inside, an additional minimum cleaning fee of $300.00 will be charged.

6. Animals are not allowed inside the property except for service animals for which the guest is required to show legal/medical proof for the need of such an animal and will pay an additional cleaning fee of $150.00. The penalty fee for bringing a non-service animal on the property is $300.00 

7. You must follow these check-out instructions prior to your departure or you may be charged an extra cleaning fee or for damages caused from your failure to follow these instructions. Your check-out instructions are: clean up before you leave, place all garbage inside the trash cans, wash all dishes, leave used towels inside the bathtub, turn off all lights, turn off heater and window AC units, turn off all TVs, place TV remotes on the night stand or table, turn off the stove, turn off all bathroom and kitchen faucets, close all windows and doors, close the back gate if used, and exit through the front door then press the lock button on the outside lock to securely close the door. 

8. The named guest on the reservation must be over age 25 and is responsible for all charges and damages.

9. A guest is an individual age 2 and up and is included in the maximum guest count of 8 people. If the number of guests showing up to the property exceeds the number of guests on the reservation, you may be asked to leave without a refund, pay an additional charge, or reduce the number of guests to match the reservation.

10. A maximum number of 8 people are allowed inside which includes both guests and visitors.

11. Visitors are not allowed to stay overnight and must follow all the same rules as the guest. Guest must also receive prior authorization from the host for all visitors to the property and before performing any activities that could be considered questionable.

12. We do not allow smoking, parties, large crowds, loud noises, or any questionable activities, and you will be asked to leave without a refund if the rules are not followed. 

13. Host is not liable for any failure or delay in performing its obligations under the agreement if such failure or delay is caused by circumstances beyond its reasonable control, acts of God, natural disasters, or other incidents.

14. We do not maintain insurance to cover your personal property or personal injury. Therefore, we are not responsible to any guest for damage or loss of personal property, personal injury, accidents, sickness, fire, smoke, rain, floods, water, pipe leaks, hail, ice, snow, lightning, wind, explosions, earthquake, hurricane, interruption of utilities, theft, vandalism, robbery, break-in, trespassing, negligence of other guests, occupants, neighbors, visitors, invited/uninvited guests, or any other person and the guest agrees to waive all rights and claims against the host.

15. By booking your reservation, you agree to all the terms and conditions and understand that changes may be made without prior notice and you will be bound by any changes made before, during, and after the reservation.
